Design is only half the battle—execution is where the project succeeds or fails. At FutureGen Consulting Inc., we offer professional construction review services to ensure your electrical and mechanical systems are installed exactly as intended, meet code requirements, and function safely and efficiently. Whether it’s a residential build, commercial unit, or retrofit project, our expert reviews catch issues early and keep your project on track.

We don’t just inspect—we guide, correct, and protect your design integrity on-site.

What Is Construction Review?

Construction review (also called general review or field review) is a professional engineering service that verifies:

  • Systems are installed as per approved design
  • Any deviations are reviewed and approved by the engineer
  • On-site issues are resolved with engineering judgment
  • Code compliance is maintained during installation
  • Final review letters can be issued for authorities or municipalities

We perform site visits, coordinate with trades, and issue General Review Letters (GRLs) where required by the city or building department.

Why It’s Critical for Your Project

Without proper construction review:

  • Installations may violate electrical or mechanical codes
  • Contractors may make unauthorized changes
  • ESA or city inspectors may reject permits or delay occupancy
  • Engineering letters may not be issued
  • Legal liability for the owner or builder increases

Construction review ensures oversight and accountability from the professional who stamped the drawings.

What We Cover in Construction Review

Our construction review services span multiple disciplines and include:

  • Electrical system installation review
  • Mechanical system installation review
  • Sprinkler & fire alarm coordination
  • General life safety system checks
  • Verification of panel locations, clearances, and labeling
  • Conduit routing and circuiting verification
  • Review of HVAC equipment connections and layout
  • On-site revisions or markups if field conditions differ
  • Coordination with ESA or other inspectors
  • Issuance of General Review Letter (if required)

We support both initial visits (pre-board or rough-in) and final reviews (prior to occupancy).

Our Construction Review Process

1. Pre-Review Coordination

We coordinate the timing of our visit based on your project’s construction stage. We often recommend:

  • A rough-in review before walls or ceilings are closed
  • A final review when systems are energized or operational

We’ll also confirm whether a GRL is required by your municipality or permit authority.

2. Site Visit and Field Observations

Our engineer visits the site and inspects:

  • Workmanship and adherence to plans
  • Code-required clearances and labeling
  • Correct equipment installation
  • Receptacle locations and dedicated circuiting
  • Ventilation ducts and exhaust locations
  • Sprinkler/fire alarm integration

We note any deficiencies and recommend corrective actions if needed.

3. Follow-Up Reporting

If all is acceptable, we issue a site visit report and, if needed, a General Review Letter confirming compliance. If corrections are required, we coordinate a follow-up visit and re-inspection.

We also provide support for:

  • As-built revisions
  • Minor design adjustments
  • Permit-related clarifications

Who Should Use This Service

Our construction review services are ideal for:

  • Builders and contractors who need engineering oversight
  • Homeowners who’ve obtained stamped drawings and want to ensure proper installation
  • Developers and PMs working on townhouses, condos, or multi-unit buildings
  • Renovation projects with electrical or mechanical upgrades
  • Any project requiring a GRL to obtain occupancy or close permit

What’s a General Review Letter (GRL)?

A General Review Letter is an official letter from a licensed Professional Engineer confirming that:

  • They have reviewed the construction
  • It was carried out in accordance with the approved drawings and applicable codes

Some building departments require this letter to close permits, especially for:

  • Part 9 and Part 3 buildings under the Ontario Building Code
  • Mechanical/electrical systems signed by engineers
  • Projects involving fire protection, HVAC, or solar power systems

We issue these letters promptly after successful site review.

Integrated Review Across Systems

FutureGen offers integrated construction review across:

  • Electrical systems
  • Fire alarm systems
  • HVAC, plumbing, and sprinkler systems
  • Generator and emergency power setups
  • Solar power installations
  • EV charger systems

This saves you the hassle of coordinating multiple engineers and ensures cohesive review.

What We Need to Perform a Site Review

Before we visit, we ask for:

  • Site address and access instructions
  • Copy of the stamped drawings (if not already ours)
  • Contractor contact (for site coordination)
  • Expected inspection scope (rough-in, final, specific system)

If changes were made on site, let us know—we can review and revise designs as needed.
